La evidencia est\u00e1 por todas partes. Los precios de las viviendas est\u00e1n bajando en ciudades de costa a costa y las hipotecas de tasa ajustable (ARM) est\u00e1n volviendo a ser populares.<\/p>\n<p style=\"text-align: left;\">Las solicitudes de hipotecas de tasa ajustable (ARM), que son hipotecas con una tasa variable que puede cambiar anualmente, alcanzaron recientemente su nivel m\u00e1s alto en siete a\u00f1os. Afortunadamente, los tiempos han cambiado, y con ellas las ARM. Las regulaciones implementadas tras la crisis prohibieron las tasas introductorias de inter\u00e9s de las ARM, limitaron los aumentos anuales y garantizaron que los prestatarios fueran notificados por escrito de los cambios pendientes en las tasas de inter\u00e9s.<\/p>\n<p style=\"text-align: left;\">Adem\u00e1s, quienes solicitan una hipoteca de tasa ajustable (ARM) hoy deben demostrar que podr\u00e1n afrontar pagos mensuales superiores a la tasa inicial m\u00e1s baja. Los m\u00e9dicos en programas de residencia o quienes prestan servicio en las fuerzas armadas, que suelen mudarse cada pocos a\u00f1os, podr\u00edan beneficiarse de este tipo de pr\u00e9stamo.<\/p>\n<h5 style=\"text-align: left;\"><strong>\u00bfCu\u00e1nto puedes ahorrar?<\/strong><\/h5>\n<p style=\"text-align: left;\">Consideremos una hipoteca de tasa ajustable (ARM) 5\/1, que ofrece una tasa de inter\u00e9s m\u00e1s baja durante los primeros cinco a\u00f1os, antes de reajustarse cada a\u00f1o adicional. Alguien que elija esta opci\u00f3n, cuyo promedio en junio era de 4.04%, terminar\u00eda pagando aproximadamente $15,000 menos en el lapso de cinco a\u00f1os. Esto representa un ahorro de aproximadamente $260 al mes, en comparaci\u00f3n con alguien que elige un pr\u00e9stamo convencional a 30 a\u00f1os con una tasa de inter\u00e9s fija de 5.09%.<\/p>\n<h5 style=\"text-align: left;\"><strong>\u00bfCuales son los riesgos?<\/strong><\/h5>\n<p style=\"text-align: left;\">Es importante tener en cuenta que existen riesgos al reajustar un pr\u00e9stamo. Si solicita una hipoteca de tasa ajustable porque no podr\u00e1 pagar la tasa m\u00e1s alta de una hipoteca tradicional, probablemente deber\u00eda ahorrar durante algunos a\u00f1os m\u00e1s antes de dar el paso.
